In modern real estate, your property’s first showing doesn’t happen at an open house—it happens online. High-quality real estate photography attracts more clicks, generates more showings, and can significantly reduce a property’s days on market.

1. Exterior & Curb Appeal (The First Impression)

- [ ] Park all vehicles in the garage or down the street, away from the driveway and front view.
- [ ] Close garage doors completely.
- [ ] Mow the lawn, trim hedges, and sweep walkways or porches free of leaves and debris.

- [ ] Clean front entry porch: Wipe down front doors, sweep cobwebs, and add a clean welcome mat.

- [ ] Arrange patio furniture neatly and uncover grills, fire pits, and outdoor seating areas.
2. General Interior Preparation (All Rooms)

- [ ] Turn ON all interior lights, including ceiling fixtures, lamps, and under-cabinet lighting. (Replace any burnt-out bulbs with matching warm-white bulbs beforehand).

- [ ] Open all blinds, shutters, and drapes to maximize natural light (ensure blind slats are angled horizontally).
- [ ] Clean glass surfaces and windows: Clear away smudge marks, pet nose prints, and dust.

- [ ] Clear counter surfaces completely: Remove mail, keys, knife blocks, spice racks, and small appliances (coffee makers, blenders, toasters).
- [ ] Empty the sink and conceal dish soap, sponges, and dish towels.
- [ ] Clear the refrigerator: Remove all magnets, notes, photos, and calendars.
- [ ] Hide trash cans inside closets or pantries.
- [ ] Set the dining table: Arrange a simple centerpiece (like fresh flowers or a fruit bowl), or leave the table clear and polished.
4. Living & Family Areas
- [ ] De-clutter shelves and tables: Remove excess magazines, remote controls, personal knick-knacks, and family photos.
- [ ] Fluff and arrange couch cushions and neatly fold or store throw blankets.
- [ ] Conceal pet beds, crates, food bowls, and toys.
5. Bedrooms
Bedrooms should look like a clean, welcoming hotel suite.
- [ ] Make beds with crisp, wrinkle-free linens and arrange pillows neatly.
- [ ] Clear nightstands: Store away books, tissues, medications, and phone chargers.
- [ ] Clear dressers and vanity tops of personal items, jewelry, and clutter.
- [ ] Store away clothes, shoes, and clutter inside closets or under beds.
6. Bathrooms
- [ ] Clear countertops completely: Store away toothbrushes, soap dispensers, hair products, and makeup.
- [ ] Put toilet lids down.
